Not a self build, but aiming to clarify permitted development details, etc for either:
- 5x4 pent roof room plus attached open 3x3 pergola space, or;
- 7.5x4 pent roof room with interior stud wall and door.
Probably thermowood exterior.
I would ideally like to position two walls at 0.5m from boundary fencing ensuring the contractor adds fireproof external cladding and similar plasterboard to both the boundary facing walls.
I read with interest the posted details on this area, which have helped my understanding.
Roof height would be 2.5m at boundary back wall, rising gradually to 3m at the front of the building, some 4.5m from the boundary.
I read that 2.5m height is maximum if with 2M of boundary wall, but if it has to be set at a slight incline then would this break the rules (unless I’ve misinterpreted the wording).
Not wishing to pressurise anyone as recognise it’s our responsibility to ensure appropriate approval if required from the local council.
