Welcome, Chris

A community of amateur self-builders and DIY'ers in the UK that have built, or are looking to build their own garden rooms. Helping eachother put the inside outside.
Thanks Scott.
Not a self build, but aiming to clarify permitted development details, etc for either:
- 5x4 pent roof room plus attached open 3x3 pergola space, or;
- 7.5x4 pent roof room with interior stud wall and door.
Probably thermowood exterior.
I would ideally like to position two walls at 0.5m from boundary fencing ensuring the contractor adds fireproof external cladding and similar plasterboard to both the boundary facing walls.
I read with interest the posted details on this area, which have helped my understanding.
Roof height would be 2.5m at boundary back wall, rising gradually to 3m at the front of the building, some 4.5m from the boundary.
I read that 2.5m height is maximum if with 2M of boundary wall, but if it has to be set at a slight incline then would this break the rules (unless I’ve misinterpreted the wording).
Not wishing to pressurise anyone as recognise it’s our responsibility to ensure appropriate approval if required from the local council.
Thanks.

Hi @Chris, sounds interesting.

Being so close to the boundary means you need to meet the requirement of building "substantially out of non combustible materials" or go through building regs. This would certainly mean fireproofing the two boundary walls, but it would probably also mean fireproofing all of the walls in the same fashion - you should definitely speak with your local building control department to get on record what they'd be happy with.

Roof height under permitted development in your scenario would be 2.5m max at any point. Assuming you don't want to fall foul of anyone reporting your outbuilding to the local council and planning department then to achieve what you're suggesting you'd need to apply for planning permission. However, that in itself is not a major problem - just takes a bit of extra effort, cash and a few weeks wait. My garden room is 0.5m from the boundary where I wanted the lower end to be 2.9m high, with the raised end 3.0m high. I applied for planning permission stating that this was the only element where my plans deviated from PD, and they approved it all a few weeks later, once they'd sent letters to all the neighbours and no-one had commented. You should therefore be able to achieve a similar thing, and not have to worry about sloping down to 2.5m, if they give you approval for 3.0m overall.

Hi Scott,
Thank you so much for the informative feedback.
I’ll pick up with the local council this week.
Cheers,
Chris
